Pag-IBIG Glossary: Every Term Explained

Short definitions, alphabetized, each linking to the guide where the term actually matters most.

AHP — Affordable Housing Program

Pag-IBIG’s socialized/affordable housing initiative, including the Expanded 4PH subsidized rate tier. See Affordable Housing Program (AHP) Qualification.

Calamity Loan

A loan facility made available to members in areas under a declared state of calamity, generally at a lower rate than the standard Multi-Purpose Loan. See MPL vs. Calamity Loan.

Diminishing Balance

An interest calculation method where interest is charged only on the remaining loan principal each period, rather than on the original loan amount for the full term — meaning interest cost decreases progressively as the loan is paid down. Dividend Rate

The annual rate declared by Pag-IBIG’s Board of Trustees, paid on MP2 and Regular Savings balances based on the Fund’s actual investment earnings. See How Pag-IBIG Dividends Are Computed.

DTI — Debt-to-Income Ratio

The percentage of your gross monthly income already committed to debt obligations (including a prospective housing loan’s monthly amortization) — used to assess housing loan affordability. Try the Housing Loan Planner to see your own DTI.

HDMF — Home Development Mutual Fund

The formal legal name for Pag-IBIG Fund, used interchangeably with “Pag-IBIG” in official circulars and documents. See What Is Pag-IBIG Fund?.

MDR — Member’s Data Record

Your official registered personal and membership information on file with Pag-IBIG. Keeping this current matters for smooth processing of loans and claims. See How to Update Your Pag-IBIG Membership Info.

MFS — Modified Fund Salary

The base salary figure — subject to a ceiling — used to compute your mandatory Regular Savings contribution. See Pag-IBIG Contribution Table, Explained.

MID Number — Member Identification Number

The unique number assigned to every Pag-IBIG member and used across all transactions. See MID Number Recovery if you’ve lost yours.

MP2 — Modified Pag-IBIG 2

A voluntary savings program layered on top of Regular Savings, with a separate, typically higher dividend rate. See MP2: The Complete Guide.

MPL — Multi-Purpose Loan

A short-term cash loan secured against your Total Accumulated Value, usable for broad general purposes. See MPL: The Complete Guide.

MRI — Mortgage Redemption Insurance

Regular Savings

The mandatory base savings program every active Pag-IBIG member contributes to, distinct from the voluntary MP2 program. See MP2 vs. Regular Savings.

TAV — Total Accumulated Value

Your total Pag-IBIG balance — contributions plus accrued dividends — at a given point in time. Used to determine how much you can borrow against an MPL, Calamity Loan, or (indirectly) for eligibility purposes. See Checking Contributions & TAV Online.

What is TAV?

Total Accumulated Value — your full Pag-IBIG balance (contributions plus accrued dividends) at a given point in time. It's the figure used to calculate how much you can borrow against an MPL or Calamity Loan.

What is MID?

Member Identification Number — the unique number assigned to every Pag-IBIG member, used across all transactions. If you've lost or forgotten yours, see the recovery guide.

What is MDR?

Member's Data Record — the official record of your registered personal and membership details with Pag-IBIG. Keeping this updated matters for processing loans, claims, and other transactions correctly.

What is MFS?
