How the math works
Both sides use the identical standard amortization formula — the only difference between the two columns is whatever numbers you enter for each:
Monthly Payment = (P × r) ÷ (1 − (1 + r)⁻ⁿ)
computed independently for each side, using that side's own principal, rate, and term.
What this assumes
- A fixed rate held constant for the full term you enter on each side.
- The bank rate you enter is accurate — this tool has no way to verify a real quote.
What this doesn't check
- Fees, insurance, or processing costs on either side — interest cost only.
- What happens after a promo or fixed period ends on either loan.
- Approval odds, prepayment flexibility, or anything beyond the raw interest-cost comparison.

Why compare a Pag-IBIG loan to a bank loan at all?
Pag-IBIG's rates are often competitive, especially at the promo and subsidized tiers, but bank promos can occasionally undercut the standard tiers for well-qualified borrowers — worth comparing before committing either way.
Does this include fees on both sides?
No — this compares interest cost only (monthly payment and total interest over the term). Processing fees, insurance, and other charges vary by lender and aren't included here.
What if the bank offers a promo rate that resets after a few years?
Enter the bank's promo rate and its own term for a first-years comparison — but remember Pag-IBIG's promo tiers also reprice after their fixed period (3 years). Neither side of this comparison accounts for what happens after a promo period ends; it's a snapshot of the rate you enter, held flat for the full term.
What if I'm choosing based on more than total interest?
Total interest is the cleanest apples-to-apples number this tool can give you, but it's not the only real factor — approval speed, flexibility to prepay without penalty, and how comfortable the monthly payment feels all matter too. Check the individual guides on Pag-IBIG's prepayment terms and approval process before deciding on cost alone.
What if the loan amounts I want to compare are different?
Enter each side's actual amount — this tool doesn't require them to match. Just keep in mind that comparing different loan amounts means the total-interest figures aren't directly comparable the same way; a bigger loan naturally costs more in absolute interest even at a lower rate.
