How the math works
This runs the standard amortization formula in reverse — solving for the maximum loan a given monthly payment can support, instead of the payment a given loan requires:
Max Loan = [Max Payment × (1 − (1 + r)⁻ⁿ)] ÷ r
where Max Payment is a percentage of your income-minus-debt (20/30/35% across the three scenarios), r is the annual rate ÷ 12, and n is the term in months. Home price is then Max Loan + your downpayment cash.

Why three scenarios instead of one number?
Affordability isn't one number — it's a range depending on how much of your income you're comfortable committing. Conservative (20% of income) is the safest; Aggressive (35%) matches Pag-IBIG's typical guideline ceiling for this loan's own payment against income.
Where do the price-per-sqm figures come from?
Rough, illustrative ranges based on general market observation — not an official valuation, and not from Pag-IBIG. Actual prices vary significantly by specific location, developer, and property type.
What if my target area isn't one of the six listed?
Pick the closest comparable — Metro Manila for other highly urbanized cities, Provincial Areas for smaller towns. The per-sqm ranges are wide precisely because they're meant to bracket a rough estimate, not pinpoint one city.
What if my actual price target is between two scenarios?
That's normal and fine — the three scenarios are reference points, not the only valid answers. Anything between Conservative and Aggressive represents a real, reasonable choice; where you land depends on how much payment flexibility you want to keep.
What if I'm not sure about my existing monthly debt?
Underestimating it makes every scenario look more affordable than it really is. If you're unsure, check your actual obligations (other loans, credit cards, family support) before trusting this number — a DTI-based estimate is only as good as the debt figure you put in.
